How to find a location for a coffee kiosk
By Andrey Novikov, Head of Sales
Finding the spot is the part new operators worry about most — and it is the part Manna puts the most tools behind. Guided partners get 200+ pre-filtered location leads per kiosk, a placement marketplace, a bank of vetted sites, and, at the higher tiers, scouts on the ground in your city. You are not searching from a blank page — but the lease is yours. You choose the site, you negotiate the terms and you sign it, because you are the one who has to live with the traffic.
Order the kiosk first, then search in parallel
Production runs 30 to 40 days. The right sequence is to order the kiosk and search for the site at the same time, so the spot is ready when the machine arrives. Lock a great location before ordering and you risk losing it while you wait. The equipment is the starting point, not the finish line.
What a good location looks like
Foot traffic is everything. The reliable patterns: mid-traffic offices, gyms, residential lobbies, hospitals and universities, and transit-adjacent retail — anywhere people pass daily and want good coffee without a café. Traffic decides the outcome: a busy lobby can run well past the illustrative scenarios Manna publishes, and a quiet corner can fall short of covering its running costs entirely — compare expected revenue with all running costs before committing. This is the variable worth spending your time on before anything else.
The leads Manna hands you
Each Guided kiosk comes with 200+ leads from the Vending Locator database, filtered to your business type, area, and ZIP. On top of that, the Vending Exchange marketplace connects placement supply and demand, and Manna's own location bank holds pre-qualified sites from the Location team, refreshed continuously. Access to that pipeline comes with the license; signing the lease, and how the location then performs, remain your responsibility.
Help closing the spot
You don't pitch landlords from scratch. Manna gives you ready contract templates (letter of intent, placement and revenue-share variants), real case studies from live Manna locations you can put in front of a property manager, and structured training on evaluating and activating a site — the same materials the operators behind Manna's active network (100+ active partners across 13 states) used to open their own conversations. At the higher tiers, the Location team scouts on the ground in your city and works the landlord negotiation with you. You still own the conversation, and you sign the agreement.
What happens if a spot does not work
In the Guided program, Manna offers a six-month buyback at 60 percent of the kiosk price for undamaged equipment. That does not remove the risk of opening a business — every business involves risk, and 60 percent back is not all of it — but it does put a defined floor under the hardware while you are still proving a location, which is more than most equipment purchases give you. Ask for the buyback terms in writing and read them before you rely on them.
Where this article points to Manna's financial scenarios, those figures are illustrative and built on selected assumptions. They are not a guarantee, a prediction or a representation of how any location will perform. Actual results vary with location, customer demand, pricing, operating costs, execution, service quality, market conditions and more.
